General Position Summary:

The Maintenance Technician position encompasses a wide range of duties.  The Associate is responsible for the care of assets managed by the firm.  We expect the highest professional standards be maintained at all times when you perform your assigned duties and responsibilities.  Our success as a business entity is directly related to the quality of the services we provide.  Your contact with tenants, perspective tenants, owners, and vendors is to be guided by these standards including positive, supportive, friendly behavior and service.


Essential Position Functions/Core Tasks:

 Assists with preventative maintenance tasks and work order management for the properties which assigned

  • Completes timely, accurate production of all required paperwork and reporting
  • Perform service, troubleshooting, and repair of building systems including HVAC, boilers, physical structures, plumbing, electrical, and door hardware.
  • Responds to tenant requests regarding lighting, plumbing and other building requests
  • Schedules and performs general building, mechanical, electrical, plumbing, and HVAC maintenance, service, troubleshooting and repair
  • Works closely with contractors, vendors, and the Property Management TEAM
  • Assists with construction projects, as necessary
  • May perform other duties as assigned by Portfolio Manager(s)


Qualification Requirements:



High school education or GED required.  EPA Universal refrigerant certification is a plus or the ability to become certified.  Valid drivers license.   Meets company MV operator criteria.



3 years hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems preferred.

  • Ability to provide project oversight on construction and tenant improvement projects
  • Ability to read, understand, and utilize wiring diagrams, schematics, drawings, and blueprints
  • Ability to remain calm in an emergency situation
  • Ability to use good judgment and make sound decisions.
  • Ability to work with little or no supervision in a team environment
  • Excellent interpersonal relationship skills
  • Knowledge of the safe hand and power tool usage
  • Outstanding written/oral communication skills



  • Good mechanical skills
  • Outstanding customer service skills
  • Perform minor HVAC, electrical, and plumbing repairs
  • Ability to utilize BAS or EMS systems


Work Environment:


  • Travel Requirements related to essential functions (frequency, distance, purpose).
  • Must be able to work on-call when needed.  Must be able to drive to different site locations
  • Ability to safely use hand held power tools used in the repair and maintenance of building components and systems   
  • Work inside and outside buildings and in various conditions
  • Physical effort required in performing daily duties, e.g. heavy lifting (up to 50lbs), bending, climbing, etc.
  • Ability and willingness to climb ladders and scaffolds
